That includes booking our inspection promptly, organizing photos and measurements by roof area, and confirming the adjuster appointment window in advance.

The Roof Walk, Step by Step

We start at the roof access point and work the field systematically: membrane condition and seams, edge metal and coping, drains and scuppers, penetrations and curbs, and any rooftop equipment. On buildings with multiple roof sections, such as a mixed-use property downtown or a multi-tenant retail strip, we document each section separately so the report maps cleanly to how the building is actually built and occupied. Where interior staining points to a leak, we trace it back to the most likely roof-level source rather than guessing from the ceiling side alone.

Meeting the Adjuster

When the carrier's adjuster is scheduled, we plan to be on the roof at the same time if you want us there. That means walking the same areas together, pointing out findings from our own inspection, and answering technical questions about the roof assembly, code requirements, and repair methods. We keep our role clearly defined during that meeting: we are the contractor explaining the roof, not a representative negotiating on your behalf.

Organizing the File

Everything we document, photographs, measurements, moisture readings, and prior repair history, goes into one report organized by roof section. That single file is what you hand to your public adjuster if you have one, your property manager, or your carrier, instead of piecing together notes from multiple site visits.
